Staging Secrets That Sell: Lessons From 200+ Closings

Staging isn't decorating — it's merchandising. The goal is to help buyers imagine their own life in the space, and two decades of closings have taught me which investments actually move the number on the contract.

Light wins every time. Swap heavy drapes for sheers, raise every blind before showings, and bump bulbs to daylight temperature. Dark rooms read small and dated; bright rooms read expensive.

Declutter to the studs. Pack away half of what's in closets — full closets whisper 'not enough storage.' Clear countertops entirely except for one or two styled moments. Depersonalize family photos so buyers see their future, not your past.

Spend where buyers look first: the front door, the entry, the kitchen, and the primary bath. Fresh paint in warm neutrals, new cabinet hardware, and updated lighting fixtures routinely return several times their cost.
